What’s with those Abandoned Buildings in Netanya?

There are several high-profile dead buildings in Netanya, on the north side of the Kikkar, south of the Kikkar right on the beach on Denker, and the old hotel north of Blue Bay. They’ve been around for a decade or more. What were they at their peak? How did they get to their current situation? Why hasn’t that site been redeveloped, and what can we expect in the future? I’ll apply a real estate and urban planning perspective to analyzing these sites.
Robert A. Simons retired in 2024 after serving 34 years as a Professor of Real Estate and Urban Planning at the Levin College of Urban Affairs at Cleveland State University in Cleveland, Ohio. From 2020-2023, he served as the Chair/Director of the School of Urban Affairs. He also supervised the graduate Certificate Program in Real Estate Development and Finance, and directed the Master of Urban Planning, Design and Development program. During Fall 2005, Dr. Simons was a Fulbright Scholar at Wits University in Johannesburg, South Africa. Dr. Simons received his Ph.D. from the University of North Carolina at Chapel Hill in City and Regional Planning, with an emphasis in real estate.
